An Estoppel Letter that is hand delivered or sent by electronic means has a 30-day effective period. An Estoppel Letter sent via regular mail has a 35-day effective period. If any amendment of this Estoppel Letter is requested after this period you must submit a new request and reissue payment, a new 30-day or 35-day effective period begins on the date of issuance of the amended Estoppel Letter.

In the event a sale does not occur, the Estoppel fee may be refunded upon written request and accompanied 
with proof that the sale did not occur. This request must be made no later than 30 days after the closing date for which the Estoppel was requested. Refunds shall be made within 30 days after written request is received.
